In luxury real estate, the price is easy to see. Understanding what lies behind that price is where things get more interesting.
A luxury property can command ₹10 crore, ₹25 crore, ₹50 crore or significantly more. But the price alone does not tell you whether the property represents good value. In premium real estate, two properties in the same neighbourhood can have very different values. Even two apartments in the same building can command different prices depending on their floor, orientation, views, layout, privacy and long-term desirability. This is why evaluating luxury real estate only on the basis of price per square foot can sometimes be misleading.
The more important question is:
What are you actually paying for, and does that premium make sense?

- Location Is More Than a Pin on the Map
When it comes to luxury real estate, location is usually one of the first things buyers look at. Most often, the discussion starts with the neighbourhood. But there is more to location than just the name of the area. One street can be very different from another. The approach road can matter. Even two pockets within the same neighbourhood can offer very different experiences.
Consider:
- Accessibility and connectivity
- Quality of the surrounding neighbourhood
- Privacy
- Traffic and congestion
- Proximity to key social and commercial infrastructure
- Future development
- Availability of comparable luxury inventory
- Overall character of the micro-market
A property may carry a prestigious address, but its micro-location can have a much bigger influence on the experience of owning it. So the analysis should go beyond asking:
“Which neighbourhood is this in?”
It should also consider:
“What makes this particular location difficult to replicate?”
- Carpet Area Doesn’t Tell the Whole Story
Two apartments can have exactly the same carpet area and still offer very different living experiences. This becomes especially important at the luxury end of the market, where buyers are paying for more than just square footage. The layout matters. Room proportions, circulation, ceiling height, natural light, privacy between spaces, balconies or terraces, views and the way the living areas connect can all affect how comfortable and functional a home feels. A well-planned 3,000 sq. ft. residence can offer a considerably better experience than a larger home with a poorly planned layout.
In luxury real estate, size matters, but the way that space is planned and experienced matters too.
- A View Has Value, But Is It Permanent?
In Mumbai, views can be one of the most significant contributors to a property’s premium. A sea view, skyline, open view or protected green outlook can make a substantial difference to the desirability of a home. But there is an important question that buyers should ask:
Are you buying the view, or are you buying the permanence of the view?
An open view today may not necessarily remain open tomorrow. That is why understanding the surrounding land parcels, development potential, building heights and planning considerations can be just as important as appreciating the view itself. A premium for a view may be completely justified. But it is worth understanding how durable that premium is likely to be.
- The Highest Floor Doesn’t Always Mean the Highest Value
There is a natural tendency to associate higher floors with higher prices. Often, that premium is justified. But floor value does not always increase in a simple, linear way. The difference between the 20th and 30th floor may be meaningful in one building and relatively insignificant in another.
Factors such as:
- View
- Orientation
- Privacy
- Natural light
- Wind
- Noise
- Floor plate
- Surrounding buildings
- Distance from neighbouring towers
can all influence the actual value of a particular floor.
So rather than simply asking:
“Which floor is the highest?”
It is worth asking:
“Which floor offers the strongest overall proposition?”
- Scarcity Is Not the Same as Limited Inventory
Luxury real estate often comes with terms such as exclusivity and limited availability. But limited inventory and genuine scarcity are not necessarily the same thing. True scarcity exists when something is genuinely difficult to replicate.
It could be:
- An irreplaceable location
- Limited land availability
- An uninterrupted view
- A unique architectural proposition
- A particularly large plot
- A building with an unusually low density
- A property type that rarely comes to market
Limited inventory can change.
True scarcity is much harder to create.
For a long-term buyer, understanding this difference can be more valuable than simply being told that only a few residences remain.
- The Developer’s Reputation Is Part of the Value
A luxury residence is not only about the apartment itself. The developer behind the project can influence both the initial purchase experience and the experience of owning the property over the years that follow. Track record, quality of execution, delivery history, construction standards, design philosophy, building management and the performance of completed projects can all provide useful context. A strong brand can certainly contribute to desirability. But the more important question is whether the developer consistently delivers the qualities that the premium is supposed to represent.
Brand value is strongest when it is backed by execution.
- Look at the Future, Not Just the Present
One of the most important disciplines in luxury real estate is to think beyond the day of purchase. A property should be evaluated not only on what surrounds it today, but also on what could change over the next five, ten or fifteen years.
Consider:
- Upcoming infrastructure
- Future developments
- Potential increase in supply
- Changes in accessibility
- Neighbourhood evolution
- Future competition
- Potential changes to views and surroundings
A property that looks exceptional today may not necessarily have the same competitive advantage in the future. Long-term value is influenced by what is difficult to change, as well as what is likely to change.
- Don’t Compare Properties Only on ₹/Sq. Ft.
Price per square foot is a useful reference point. But in luxury real estate, it should be considered one metric rather than the final answer. A meaningful comparison should consider the complete proposition:
Location + Layout + Floor + View + Privacy + Building Quality + Amenities + Density + Parking + Developer + Future Supply + Market Demand
This is why a property with a higher quoted ₹/sq. ft. can sometimes represent better value than a cheaper alternative. The question is not simply:
“Which property is cheaper?”
It is:
“Which property gives me more value for the premium I’m paying?”
- The Most Expensive Property Isn’t Always the Best Property
Price and value are related, but they are not the same thing. A higher price may be justified when a property offers something genuinely differentiated. At the same time, there are situations where a buyer may be paying a premium without receiving a proportionate increase in utility, scarcity or long-term desirability. This is where objective analysis becomes important. A luxury property should not be evaluated simply by how impressive it looks. It is worth asking:
What makes it worth the premium?
And perhaps even more importantly:
Will those reasons still matter to the next buyer?
The Right Property Is About More Than the Right Price
Luxury real estate is rarely about finding the cheapest option. It is about understanding the relationship between price, quality, scarcity, utility and long-term value. A property may be expensive for very good reasons. Another may be expensive simply because the market is willing to test that price. The difference is not always obvious during a site visit. It can take research, comparison, market knowledge and the ability to look beyond the immediate presentation.
